The Palazzo consists of the main building on 3 floors together with 3 further properties in outbuildings. The circled area on the plan shows the entire property with the main palazzo building near the centre. Also shown in the circle is the planned swimming pool which is large and designed to be naturalistic, fitting in with the contours of the land. The land slopes down from the pool towards the south with magnificent views down the Valnerina.

Main Building

In the main building there are seperate entrances to each property. In total there are 4 separate units, 3 2-bedroom apartments and a 5-bedroom house. The 3 apartments all have unique themes. Casale (The big house)

This is on 3 floors, the lowest being the kitchens which are kept as far as possible to the way they were but with the addition of all modern appliances. The bread oven, fireplace and terracotta sink all remain as a reminder of the the way the Palazzo used to be. At this level there is also a bedroom/bathroom that could be used for live-in staff.

On the first floor (piano nobile) there is a large sitting room/dining room with a study and a breakfast room off. There is also a small kitchen for preparing breakfast and a large bedroom and bathroom. There is also a cloakroom.

Cantine (The wine cellars)

These are not strictly cellars as they are at ground level but they were originally used for wine-making in enormous wooden barrels of which an example is retained. Convento (The convent)

This building used to be a small convent across the courtyard from the Palazzo. It was probably used as a school for the family's children as well as to house the nuns and/or friars. The wonderful space with high ceilings has been redesigned to retain as many of the original features as possible and will have a large sitting/dining room open to the high roof timbers and with the original fireplace, a large kitchen and two bedrooms each with its own bathroom. The kitchen will be in the original wine pressing room. The total floor area is currently 130 m2 but the design incorporates a partial mezzanine floor which will increase the are to 150 m2.
